Prepare for your trustee centre visit

Most problems at a Dubai trustee centre are visible days earlier: a cheque made out to the wrong name, a no-objection certificate that expired last week, a power of attorney that covers a sale but not a gift. This page helps you choose the right kind of office, pick the route that matches your transfer, and arrive with every dependency closed.

Looking for an official trustee office? The Dubai Land Department publishes the directories: Registration Trustee offices handle sales, gifts, mortgages and other title transfers; Services Trustee centres handle Ejari, valuations and other services. Addresses, hours and contact numbers are on the DLD pages. trusteecentre.ae is a reference guide; Cendale is not a trustee office and cannot book an appointment for you.

Which route are you on?

1 · What is changing on the title?
2 · Anything else that applies?

Nothing you choose or tick is stored or sent anywhere. The lists below simply show or hide; without scripts, every list is shown.

Not sure which route applies?

Start with propertytransfer.ae, which explains how the routes differ, or ask the trustee office before booking: tell them what is on the deed now and what should be on it afterwards. Booking under the wrong category is a common reason for a wasted visit.

What this list is not. Ticking every row does not certify that a transfer will go through; the trustee office and the DLD decide on the day, on the documents in front of them. Where a row says “with the office” or “with the bank”, that confirmation is the preparation.

Questions to settle before you book

These are the dependencies that most often stop a transfer on the day. Settle each one in writing before you book.

With the bank (yours or the other side’s): What exact figure settles the mortgage, and until what date is that figure valid? Who issues the cheques, in whose names, and on which day? Does the release of the mortgage and the registration of the sale happen in one visit or two?

With the developer: What does the NOC cost, how long does it take, and how long is it valid? Must service charges be paid up to the transfer date, or to the end of the period? Does the developer need to see the signed Form F first?

With the trustee office: Which category will this transfer be registered under? What payment methods do you accept for the trustee fee and the DLD fee? Will you accept this power of attorney, this translation, this document? How long before the appointment should documents be sent for pre-checking, if you offer it?

With the other party: Which exact names go on each cheque? Who is attending, and does any attorney’s POA cover this transfer? What happens if the appointment has to move — is the Form F completion date at risk?

Closing-day payment worksheet

Write down every payment that will change hands on the day. Amounts and payee names come from Form F, the bank’s letters and the trustee office — never from this page, and never from a phone call you cannot point back to.

A row with an empty cell is a row that is not ready. Leave it empty rather than guessing — an unconfirmed amount is exactly what a manager’s cheque cannot fix at the counter.

Something is still blocking?

If a row above will not close — a bank that will not commit to a date, an NOC that keeps slipping, a party abroad without a usable POA — choose the help that matches the blocker. Say which route you are on and what is stuck; nothing from this page is sent automatically.

Provider distinction: Conveyance, TitleDeed and POAS are Cendale services with their own scope and fees, agreed before any work starts. They are separate from the DLD and from the trustee office carrying out the registration.
